The first principle is breathability, because a fireplace is masonry that needs to dry. A limewash and a true mortar-wash German smear are breathable, lime-based finishes that bond to the brick and let it release moisture — which is why they age gracefully instead of peeling. The mistake homeowners make is reaching for ordinary latex paint, which seals the surface, traps moisture behind it, and eventually blisters and flakes, especially on a brick face that gets warm. We use the correct breathable lime-based products and, where a client truly wants a painted finish, we prep and prime properly so it's the best version of that choice.
Technique is the rest of it. Limewash is brushed and worked to a tunable opacity — sheer enough to keep brick texture, or built up for more coverage — and it's adjusted while wet to get an even, intentional result rather than a streaky one. German smear is a troweled-and-wiped mortar slurry that partially covers the brick for an old-world, European look, and the amount left in the joints versus wiped off the faces is entirely a hand-skill judgment. These are not roller jobs. We control opacity, coverage, and consistency across the whole face and iterate on a test area with you before committing the whole fireplace.
We also assess the brick before we coat it, because a finish is only as good as what's under it. If the brick is spalling, the mortar is failing, or there's a moisture problem driving efflorescence, coating over it just hides — and sometimes worsens — the issue.
