The first principle is breathability, because a fireplace is masonry that needs to dry. A limewash and a true mortar-wash German smear are breathable, lime-based finishes that bond to the brick and let it release moisture — which is why they age gracefully instead of peeling. The mistake homeowners make is reaching for ordinary latex paint, which seals the surface, traps moisture behind it, and eventually blisters and flakes, especially on a brick face that gets warm.
